Position Details:
· Title: Project Manager II
· Location: Dallas - Ft. Worth, TX
· Shift: M-F Normal Working Hours
· Compensation: $88k - $112k + 10% bonus

Position Description:
· Work with Superintendent to create detailed safety plans and schedules for projects.
· Anticipate the owner’s needs and respond in a proactive manner.
· Manager of others – Plan work, assign jobs, motivate and coach others.
· Responsible for developing other team members; Manage subcontractors, architects, and clients.
· Initiate continuous improvement and skills development through ongoing training and education.
· Excellent subcontractor referrals: develop strong business relationships lasting beyond the project.
· Proficient in developing agendas, keeping on track, documenting action items, and delegating tasks; ability to use Win-Win negotiation tactics.
· Management of preconstruction process, including development of detailed work scope packages.
· Find opportunities in the owner’s contract during preconstruction to enhance profitability.
· Negotiate scope with subcontractors and produce executed contracts, insurance, and bonds.
· Perform detailed change order analysis and sub scope reviews.
· Hold monthly subcontractor PM meetings on-site, walk site to review safety and project progress.
· Manage closeout process per PEP ensuring project team is eligible to receive execution incentive.
Requirements:
· B.S./B.A. or equivalent experience (8-10 years)
· Previous experience as Project Manager I and Estimating (six months)
· Advanced understanding of construction documents, insurance, and risk management techniques.
· Utilize all Company field operations programs and software
